What is Ejari? How to register Ejari Online or Offline

The Real Estate Regulatory Agency (RERA) of Dubai introduced an online portal called Ejari which translates into rent in Arabic. Where all the Dubai rental and lease contracts should be recorded.

It aims to promote the development of the Dubai rental market by managing legal requirements and to protect landlords and tenants from rental misconduct by maintaining their rights.

This online-based system helps landlords and tenants understand the rent and lease contracts. It ensures that the payment of the rent is fixed and regulated as specified in the lease contract without any dispute and provides a rental receipt after the registration process is completed.

Not only is the lease contract legalized or regulated, but Ejari also provides services related to the lease contract.

Ejari Registration

Any lease contract must be registered with Ejari, and both the landlord and the tenant should register their lease contract on Ejari. Any type of property, whether permanent, non-permanent, residential or commercial, should be registered with Ejari for a lease contract. With Ejari, all lease contracts will be adjusted to legally binding documents in a government-approved format.

When registering, in most cases, the real estate agent or tenant will complete the process and pay the registration fee. You can register online and offline. You can register offline by contacting any approved typing center in Dubai and you can register online through their online portal.

Registration Process (offline)

The steps involved in online registration can be divided into the following sections.

Section 1

The first part includes the applicant’s details, such as full name, email ID and contact number. If you are applying for a tenant, these details will be entered in the Tenant Details section.

The applicant should upload a statement of commitment to take full responsibility for the uploaded documents during the registration process. Applicants should also upload their Emirates ID along with a statement of commitment.

Section 2

The second part of the registration form should be filled in with the tenant’s phone number and email ID. The type of applicant, ie the individual or the company, must also be mentioned in this section, as the documentation depends on this particular aspect.

Documents for individual tenants

  • Tenant’s passport
  • UAE visa
  • Emirates ID card

If the tenant is a company’s then the documents required are;

  • Trade certificate
  • Company manager’s UAE ID card

Registration section 3

This is an important part of the registration in Ejari. The third part includes uploading all pages of the lease contract.

A lease contract is an agreement between a tenant and a landlord that usually includes the following:

  • Date of signing the lease agreement
  • Signature of the tenant and the landlord
  • Property address
  • Rent information
  • Contact information between the landlord and the tenant
  • Date of lease start
  • Landlord and tenant address

Documentation required for registration

To get a registration, you need to have some files to bring or to get a scanned copy of the same file.

  • Tenant’s valid passport
  • Tenant’s valid UAE visa
  • Emirates ID card
  • Copy of lease contract
  • The valid passport of the landlord
  • Deed of ownership of property
  • Deva Act
  • Trade certificate
  • Registration documents required for registration

During the registration process, applicants need to upload or attach some supporting documents, which may include

1- Landlord’s Passport or Emirates ID

Applicants should scan and upload the landlord’s passport or Emirates ID card. If the property is managed by two or more owners, upload the documents of the major shareholder of the property.

2- Title deeds

The title certificate of the property should be uploaded, if not, the emotional plan approved by the Dubai Municipal Government must be submitted.

If there is neither a property deed nor a family plan, you can continue the registration process by offering a sale and purchase agreement (the landlord purchases the leased property agreement).

3- DEWA bill (Dubai Electricity And Water)

A copy of the last DEWA bill of the previous tenant should be uploaded to indicate that the previous tenant’s DEWA account has been closed and the new tenant can open their new DEWA account.

4- Power of Attorney

In some cases, either the tenant or the landlord, or both of them may visit a local representative in Dubai to sign the contract on their behalf, and a POA and a POA passport and visa holder.

The last part is the special description section, which can be filled out according to the applicant’s special requirements. The processing time usually takes one day, after which the Ejari certificate is mailed to the applicant’s email address.

Once the Ejari registration is completed the applicant receives one of the three things mentioned below;

  • Ejari Contract – The official Ejari contract will provide a unique Ejari ID number that can be used to obtain DEWA services. This usually means converting your private lease agreement to a standard format approved by Ejari.
  • Ejari Certificate – This is proof of the Ejari online portal to prove the lease contract.
  • Ejari Fee Payment Receipt – This is the receipt that the applicant received after paying Ejari’s registration fee and typing service fee.

Ejari Registration (Online)

To register Ejari online, you must first upload a scanned copy of all necessary documents.

The documents needed for EJARI online registration

  • Tenant’s passport
  • Tenant’s UAE Visa
  • Tenant’s UAE ID card
  • lease contract
  • Title deed for rental properties
  • Recent DEWA bill or connection receipt
  • Landlord’s passport

For commercial entities, a trade license is also required.

After uploading these Ejari files, continue to pay online Ejari fees for a total of 170 dirhams (as of April 2019), including VAT.

It usually takes 1-2 business days to process an online application and generate an Ejari number. Upon completion of Ejari registration, you will receive a formal Ejari contract that includes key terms and conditions to prove that your contract has been registered with Ejari online and proof of payment details.

You must also complete Ejari registration each time you sign a new lease contract in Dubai. This is a mandatory requirement, not only the requirements of RERA but also the requirements of other related procedures. Here are some things to enforce an Ejari contract:

  • Residence visa, new application, and renewal
  • Telephone/Television/internet connection
  • Obtain a commercial license
  • Hire a domestic worker
  • Acquired liquor license
  • Electricity and water connection.
